Roof Cleaning Cost Tauranga: How Much Does Roof Washing Cost?

Roof Cleaning Cost Tauranga: How Much Does Roof Washing Cost?

Roof washing in Tauranga costs between $500 and $2,500 + GST for most homes, depending on roof size, pitch and access. That is a very different price from roof treatment, which starts at $99. Washing removes moss, lichen and staining on the day.

Treatment kills growth and lets the weather finish the job over following months. Knowing which one your roof needs is the difference between a $99 job and a $1,400 one.

What roof washing costs in Tauranga

Roof washing is priced by roof size, in bands.

Roof sizeEstimated cost
Up to 100 sqm$500 – $700 + GST
100–150 sqm$700 – $1,000 + GST
150–200 sqm$1,000 – $1,400 + GST
200–250 sqm$1,400 – $1,800 + GST
250–300 sqm$1,800 – $2,200 + GST
300+ sqm$2,200 – $2,500+ + GST

Broken down, most roof washing works out between $6 and $15 per square metre plus GST. The range is wide because size is only part of what sets the price. Pitch, height, access and established growth all move the number inside the band.

The bands are a guide for comparing quotes against, not a quote. Two roofs of the same size can be very different jobs, so the final figure follows an inspection or photo assessment.

If you have a quote already, check it against the band for your roof size. A figure well below it usually means something has been missed — often the clean-up or the safety setup.

Roof washing or roof treatment? Two very different prices

These get treated as the same service. They are not, and the price difference is roughly five-fold.

Roof treatment costs $99 to $299 plus GST, scaled by roof size. It applies a solution that kills moss, lichen, mould and algae at the root. The growth then dies and weathers away over the following weeks and months, so the roof improves gradually rather than on the day.

Roof washing costs $500 to $2,500 plus GST. It kills the growth and then removes it with controlled pressure. The roof looks clean when the crew leaves.

Put simply: treatment kills it and lets the weather finish the job. Washing kills it and takes it off the roof.

Washing is the right call when growth is thick and established, when the roof is heavily stained, or when there is a deadline — a sale, an insurance or compliance inspection, or photography.

Treatment is enough for most roofs. If growth is light to moderate and nothing is forcing the timing, treatment does the same job for a fraction of the cost, just not instantly.

What pushes a Tauranga quote above the guide price

Size sets which band a roof falls into. These decide where inside it the quote lands, and they matter more than the band does.

Pitch and height. This is usually the biggest variable. A steep roof needs fall protection, slower working and more setup. Two-storey homes add the same again. Tauranga has plenty of both, particularly through the hill suburbs, where the section often makes access harder too.

Contamination level. Light moss is one application and a rinse. Established lichen bonds into the surface and must be broken down before it releases, which takes longer and sometimes more than one visit.

Access. Valleys, dormers, complex rooflines and tight sections all slow the work. So does a property where the equipment can’t be positioned close to the house.

Condition. A roof with cracked tiles or failed ridge bedding may not be worth washing at all. That is covered further down.

Water and run-off. Washing uses more water than treatment, and the run-off has to be managed around gardens, decks and water tanks.

A quote built only on roof area has skipped the factors that usually decide the price.

Why coastal Tauranga roofs need this sooner

Salt is what makes Tauranga different. Roofs near the harbour, the Mount and Papamoa collect airborne salt, and on metal roofing that salt drives corrosion — on the sheets, the fixings and the flashings. A coastal metal roof can be corroding while the moss on it is still light.

That matters for a cost decision. Corrosion is a reason to act that has nothing to do with how dirty the roof looks, and it is not something a wash will fix. If fixings are corroding, the answer is replacement, not cleaning.

Humidity and rainfall do the rest. Surfaces stay damp longer here than in drier inland regions, so growth establishes faster and returns sooner after a clean. Growth holds moisture against the surface, which is what makes it more than cosmetic — on metal it keeps the roof wet, and on tile it works into the texture.

Exposure varies across the city. Properties facing the harbour and the open coast at the Mount and Papamoa take the most salt. Newer inland subdivisions see less.

Why Tauranga roofs get dirty so fast.

Your roof material changes the price

Roof size gets two identical houses into the same band. Material decides where they sit in it.

Long-run metal and Colorsteel have a smooth surface, so growth sits on top and releases fairly readily. These are the faster jobs, at the lower end of a band. Older metal with a tired coating is the exception — the surface needs care with chemical strength and pressure, or the coating lifts.

Concrete tile is textured, and that texture holds growth. There is more to remove before the roof is clean, and lichen bonds into the tile rather than sitting on it. Expect the upper end of the band.

Clay tile behaves similarly, with more care needed because it is more brittle.

Decramastic is pressed metal with a granular coating, and the coating is the vulnerable part. Once the granules have gone and the surface underneath is exposed, the sensible spend is a replacement, not a clean.

Two Tauranga roofs of the same size can land at opposite ends of the band on material alone.

Newer Papamoa and Bethlehem builds are mostly Colorsteel. Older central suburbs carry more tile and decramastic.

When washing isn’t worth the money

Washing removes growth. It does not fix a roof.

If tiles are cracked, ridge bedding has failed, flashings have corroded through, or the coating on a metal roof has gone, cleaning buys appearance and very little else. The roof still needs replacing, and you have paid for a clean first.

Two versions of this turn up often in Tauranga. Older decramastic roofs where the granular coating has worn away — covered in the section above. And older tile roofs where the ridge capping has started to let go.

Both look like cleaning problems. Neither is.

If you are unsure, ask for an inspection before booking a wash. A straight answer about whether the roof has life left in it is worth more than the clean itself. On a sound roof, washing is money well spent. On a roof close to the end of its life, it is money spent before the replacement.

Small roofs, townhouses and the minimum charge

Small roofs don’t price in proportion. The fixed costs — access, fall protection, mixing chemical, and cleaning down the surrounding area afterwards — are the same whether the roof is 40 square metres or 140. Only the working time scales with area.

That’s why small roofs and townhouse units are quoted as a minimum job rather than by the square metre.

Units and terraces add a second factor. Shared rooflines mean work often needs coordinating with neighbours, and run-off from one roof reaches adjoining property. Some jobs need the body corporate involved before anything starts.

For a single unit, the practical move is to combine the roof with gutter cleaning on the same visit. That spreads the setup and access across two jobs rather than paying for it twice.

Combining roof washing with gutters

Roof washing dislodges material, some of which ends up in the spouting. Blocked gutters after a clean are a predictable outcome, not bad luck.

That is the argument for doing both in one visit — not a discount, but avoiding a second callout for a problem the first job caused. One setup covers both, and the garden and deck protection is done once.

Roof treatment pairs with gutters the same way. Treatment releases dead growth that washes down over the following weeks and months, so the spouting needs clearing either way.
